Falling Cotswold tiles alerted us, and further investigation by the Architect reported that re-roofing was urgently required owing to the wide spread fracturing and delaminating of individual stone tiles. This led to the general instability of the roof and the risk of ingress of water which would cause serious damage to the plaster on the ceiling and damage to the structure and fittings.These problems could have been seriously accelerated by a severe winter with a heavy snow covering the south side of the roof. Furthermore re-roofing needed to be done on the north side within 5 years.As this is a Grade One listed building we were required to re-roof all with Cotswold stone tiles.
Latest news on our re-roofing projectWe decided to divide the re-roofing project into three phases. Phase1 of the project was to re-roof the south slopes of nave/chancel and whole of apse, and in August 2008 a contract was placed with West Country Tiling who completed the job on time in April 2009 and below the budgeted cost. The scaffolding was left in place around the church to save cost, to be used with only minor modification for the next phase. Phase 2 was to re-roof the north slope of nave/chancel and north aisle roof., again West Country Tiling has successfully tendered for the work. The second phase commenced in late August 2009 with a completion target of the end of March 2010. The budgeted cost for this work was £170,000 with funding in place. Phase 3 was to carry out repairs the tower masonry and lead fixing to the tower roof identified by our architect during his 2008 Quinquennial Inspection, and also to make improvements to the lightning conductor system, by our contractor who makes annual tests together with a consultant who works with the Diocesan Architectural Committee. English Heritage funded the costs of the surveyor’s inspection and report which included the hire of a boom lift capable of allowing the surveyor carrying out his inspection at a height of over 25 metres. The budget for this work was £35,000 of which a major part is for the scaffolding around the tower. A further £12,000 was needed for this project which had to be raised by the end of 2009 allow our plans to go ahead on time. A great debt of gratitude is due to the many individuals, Charitable Trusts, Organisations and groups who have generously donated of their funds, time and talents to achieving our aims. A list of those donating money to our ‘Buy a Tile Scheme’ along with the Charitable Trusts who have awarded All Saints grants towards the repairs are listed on the New & Events page. A special mention should go to the All Saints Social Group, and others who have organised fund raising events, members of the Selsley community, sponsored cycle riders, the brochure designers, the committee and to Sarah Connolly for her wonderful recital in aid of the project. ALL WORK COMPLETED A few weeks ago we were delighted to find that all the work that was planned in 2008 has now been completed. It is planned to invite all those who have helped us to save our beautiful church to a Service of Thanksgiving on 19th September. |
